As part of the second phase of the city’s construction, "Menad Architects" is the company chosen to design the next business complex in Modi'in Maccabim Reut, a complex that will connect the city center, neighborhoods and the technology park.
The Israel Land Authority and the Modi'in Maccabim Reut Municipality announced the selection of "Menad Architects" as the winner of the architectural competition for the design of Complex 8, a new city center of Modi'in Maccabim Reut, which will be built as part of Phase B of the city. The competition was promoted by the Ministry of Land, Infrastructure and Transport and the municipality, to select a planning proposal that will form the basis for further detailed planning of the city's new city center.
Mayor Haim Bibas: "The proposal by "Menad Architects" succeeded in expressing the spirit of Modi'in, an innovative city that is developing at an accelerated pace, constantly looking ahead and which knows how to maintain its character, community, landscape and quality of life. Complex 8 and the new city center are a central part of the future design of Modi'in Maccabim Re'ut, with a combination of employment, residences, commerce, advanced transportation, public institutions, and later - a third train station, a university and a hospital. This is a forward-looking plan that remains connected to the needs of the city and of course to residents and business owners.
The complex will connect the existing city center to the technology park through existing and planned residential neighborhoods.
According to the local outline plan MD/2040, the new Modi'in city center and Complex 8, covers approximately 1,300 dunams and will include mixed uses including employment, residences, commercial spaces, public buildings and hotels alongside open spaces for the benefit of the city's residents and visitors.
As part of the development of the complex, Israel Railways is expected to extend the track from the "Modi'in Merkaz" station to the new MAAR, where an additional station will be built. The area of the future station will be one of the most important centers of activity in the city, among other things a university and a hospital. These institutions are expected to serve as important city-wide centers for Modi'in Maccabim Re'ut and the entire region.
Three planning offices were invited to the competition by the Ministry of Transport and the Modi'in Maccabim Re'ut Municipality.
The proposals submitted examined, each in its own way, the connection of the new MAAR complex to its surroundings and to the existing city. The proposals were required to deal with complex planning challenges, including the integration of various land uses, the creation of an intensive urban environment, the future integration of a university and a hospital, and providing a response to the characteristics of the landscape, the wadis, the residential neighborhoods and the existing MAAR. The judging committee selected the proposal from Menad Architects, which, in the opinion of the committee members, succeeded in providing the best planning response to the unique character of Modi'in Maccabim Re'ut and the geographical and scenic structure of the city. The selected proposal best addresses the question of connectivity to the existing city and the project's surroundings, and creates significant links to existing hubs in the city, including the connection to HaBarfilia Hill.
The proposal proposes new central urban axes that connect the various hubs and lead to the area of the future train station. Along the axes, it is planned to strengthen building rights alongside creating a variety of building textures adapted to the various areas and the planned public hubs.
The committee members noted that the Menad office's proposal best manages to integrate all the planning, transportation, landscape and urban components, and constitutes a suitable basis for further detailed planning of Complex 8.
