The plan to establish a new neighborhood in Modi'in Maccabim Re'ut has been submitted to the District Committee, and will include approximately 3,575 housing units, public institutions, green spaces, commerce and employment.
The Central District Planning and Building Committee submitted the plan on Tuesday June 30, 2026, initiated by the Israel Land Authority in cooperation with the Modi'in-Maccabim Re'ut Municipality, to establish a new residential neighborhood of approximately 3,575 new housing units.
The plan to establish a residential district with a diverse housing mix, including commercial and employment areas (approximately 1,500 square meters), public buildings and institutions (approximately 60 dunams) and open public spaces (approximately 101 dunams) was approved for submission yesterday, by the Central District Planning and Building Committee.
The HaMa’ayanot neighborhood plan covers approximately 550 dunams adjacent to the Kramim neighborhood in the city, south of Route 443, east of Yehuda HaMaccabi Street and north of Emek HaEla and Emek Harod, and includes the development of a quality residential neighborhood with a diverse mix of housing types that will respond to the demand for housing in the city, including commercial and employment areas, public buildings and institutions, and open public spaces divided by a network of streets and alleys to create a unified urban fabric, in accordance with the local topography and the character of the existing city. The new neighborhood includes an addition of approximately 3,575 units at an average density of approximately 20 units per net dunam in a diverse housing mix that includes construction saturated with mixed-use construction of approximately 6-8 floors on average, with a commercial frontage/public institutions on the ground floors and two 25-story residential towers. The plan also includes approximately 300 special housing units.
The main street in the neighborhood includes mixed residential uses alongside commerce and employment and urban squares. The public buildings and the central open public space (Pisga Park) are in the center of the neighborhood adjacent to the main street. Along Highway 443, the plan continues the open public space, along which there is an urban promenade with walking and cycling paths.
The neighborhood includes residential areas (approximately 177 dunams), institutions and public buildings (approximately 60 dunams), open spaces combined with institutions and public buildings (approximately 20 dunams), commerce (approximately 1,500 square meters), a promenade (approximately 13 dunams), road infrastructure (approximately 168 dunams) and open public spaces (approximately 101 dunams).
The plan was designed by architect Amir Kolker of the Kolker Kolker Epstein Architects Ltd. office and is managed by Moshe Cohen of the Keshet M.C. Project Management Ltd. office.
