The Central District Committee has approved the master plan for Modi'in Maccabim Reut.
The plan includes the addition of up to 39,000 housing units to a population of approximately 240,000 residents.
In addition, the plan includes an addition of approximately 1.7 million square meters for commercial and employment areas, the establishment of a regional medical center, an academic center and a new business district.
The District Committee for Central Planning and Construction, chaired by the Chairman of the committee, Mr. Guy Kaplan, approved the master plan for the city of Modi'in Maccabim Reut on 3.8.22.
The plan applies to the entire planning area of the city, in an area of 50 thousand dunams, of which about 22 thousand dunams are kept as open spaces.
In addition to adding residential housing units, the plan has an emphasis on continuity between the neighborhoods, while creating an urban road system that is both accessible and connected to public transport and for cyclists. In addition it establishes planning principles for shaded streets that connect urban open areas with the built-up areas.
The plan stipulates the establishment of a new business district in the northwestern part of the city will combine residential, employment, commercial, cultural and leisure usage as well as public institutions, and which will serve as a link between the existing city area, the developing technology park and the green areas surrounding the city. Adjacent to the new business district, the plan proposes the establishment of a regional medical center and an academic center. The plan stipulates the extension of the existing train line as an underground extension from Modi'in Center station towards the new business district, which will allow maximum accessibility to the regional medical center and the center for higher education.
In addition, the plan emphasizes the preservation of the many open spaces that exist within the municipal boundaries of the city and includes instructions for their preservation to create an open and high-quality continuum, to preserve the connection to the KKL forests that surround the city and to strengthen the national ecological corridor that crosses the city. The plan states that the southern hills overlooking the Ayalon Valley, which are part of the ecological corridor, will be a national park.
Mayor of Modi'in Maccabim Re'ut, Haim Bibas: "The approval of the master plan is an unequivocal statement about the continued establishment of the city as one of the strongest and leading cities in Israel. When planning the master plan, we emphasized several goals: the addition of housing units in the city in a diverse mix, while adhering to the principle of preserving at least 25% of these for the benefit of the young adults of the city. Preserving the special character of the city, and the green areas surrounding it, and turning the southern hills into a national park is an integral part of the city of Modi'in Maccabim Reut.
I am happy that the committee approved my vision for the establishment of the business district, which includes a regional medical center, an academic center and a tourist area, which will allow more businesses to establish themselves in the city and thus provide more employment opportunities.
I will continue to work vigorously to promote the principles of the master plan and to implement them in practice in order to keep Modi'in Maccabim Reut as the city of the future, even 25 years after its establishment, which includes modern business centers, hotels, an advanced transportation system in the heart of the State of Israel, between Jerusalem and Tel Aviv.
